Feasibility studies<\/h3>

Feasibility studies or feasibility analyses are analyses that refer to a project idea. Their purpose is to define the real possibility of implementing the project from a technical, administrative\/legal, financial and temporal point of view. This means that the idea of a specific intervention must be feasible utilising the existing construction typologies and methodologies, that it must be possible to achieve it from an administrative and legal point of view and that it must respect the budget and the time frame the client has established. The feasibility study shows the positive and negative factors of a given idea, which vary depending on the existing time, financial and technical constraints. This activity is carried out at the macro level, without entering into higher levels of definition, which would entail higher costs and longer time frames.<\/p><\/div>

Preliminary, Definitive and Construction design<\/h3>
<\/p>\n

A building project is an intellectual process by which a new construction or modification of existing buildings is planned, predisposing a series of documents and technical drawing drawn up on the basis of the indications and requirements of the client and in accordance with existing legislation and building regulations. The design may have different degrees of detail and precision. Forpublic works, but not only, there are three levels of design:<\/p>\n

Preliminary design:<\/b> This is the project that establishes the most significant profiles and characteristics of the project documentation such as technical and illustrative reports, environmental pre-feasibility studies, preliminary geological, hydrogeological and archaeological investigations, general planimetrics and graphic diagrams, first indications and provisions for drawing up the safety plans and an approximate calculation of expenditure.<\/p>\n

Definitive design:<\/b> This is drawn up based on the indications of the preliminary design and contains all the elements necessary for the granting of authorisations and the audit of urban planning compliance and other equivalent documents. It includes the following documentation: general report, technical reports and specialist reports (geological, geotechnical, hydrogeological, hydraulic, archaeological, etc.), planimetric and altimetric surveys, a detailed study of compliance with urban planning requirements, drawings, environmental impact studies (when required by current regulations), or studies of environmental feasibility, preliminary calculations of the structures and building systems, descriptive and performance Terms of Engagement of the technical elements, an inventory of interferences and projects to deal with them, plans of expropriation (only if new areas must be acquired to carry out the intervention), list of unit prices and possible analyses, bills of quantities, updating of the document containing the first indications and provisions for drawing up the safety plans and a financial framework with an estimate of the security costs based on the document referred to in the previous point.<\/p>\n

Construction design:<\/b> This is the engineering of all the interventions provided for in the preliminary and definitive design phases and includes the following documents: a general report, specialist reports, technical drawings (including those related to structures, systems and environmental remediation works), the final calculations to confirm conformity of the structures and building systems, maintenance plans for the work as a whole and the parts of which it is composed, safety and coordination plans, the final bills of quantities and the financial framework, work schedule, list of unit prices and possible analyses, a summary of the labour required in the different categories involved in the work, an outline of the contract and special tender specifications.<\/p>\n

Technical-Administrative Procedures<\/h3>

These include compiling and drawing up the necessary administrative documentation for the issuing of titles or approval of building procedures.<\/p><\/div>

Technical Drawings<\/h3>

These are drawn up for a specific purpose at the client's request, not necessarily for the purpose of obtaining authorisations, but which involve the technical services listed above. For example, they may include the survey of a building to assist the interior design process, or photo insertions and three-dimensional representations of THE buildings to be constructed.<\/p><\/div>

Works supervision<\/h3>

Works supervision includes all supervision activities, technical control, administrative and organizational control whose purpose is to verify that the work is carried out in accordance with best practice and in conformity with the authorized plans, contracts and tender specifications.<\/p><\/div>

Construction Accounting Management and Accounting Documentation<\/h3>

Accoutning management is the technical activity that has the purpose of controlling, measuring, recording and comparing the quantities and processes carried out according to the bill of quantities and approved design documents. The documents to be produced are: the daily ledger, the booklet with the measures used during the work, the booklet with the measures of the Ssupplies, the accounting register, the progress reports (S.A.L.), the payment certificates and the final costs.<\/p><\/div>

Real Estate regulatory compliance<\/h3>

These operations are intended to make a given property or set of properties compliant with town planning\/building and cadastral regulations. It includes audit documentation, access to the area and metric and photographic surveys, drawing up compliance assessments and land registry changes.<\/p><\/div><\/div><\/div><\/section>
